Creative Investors is a family-run business based in Northern California that invests in rural vacant land. The company is operated by the husband and wife team, Pete and Linda, who are excited about locating wonderful buildable land at discount prices with instant equity. Creative Investors strives to make each investment and sale fair, easy, and transparent.

FAQ’s about the properties

Yes! We talk to mostly first-time land buyers.  We are easy to talk to and we will help you through the steps.  We also typically have contacts in the area of the land to help with roads, septic systems, surveying, and brush removal.

Not really a problem. We can have our local land broker go to the land and do a FaceTime, or video, Android Duo, and we usually have drone video of each of our lots.

Linda and I are real people and we can be reached and contacted.  We are very transparent.  And our policy is that each transaction must be a Win-Win for every person involved.

We purchase our properties mostly free and clear of any taxes or liens.  If there are back taxes or liens we would make that known to any buyer and the property would be appropriately priced and adjusted to reflect these added costs.

We make the properties accessible to anyone who wants to drive to the property and look at it.  Not all property is that easy to navigate, but we may be able to have our land broker give you a tour.

We buy lots of land and sell lots of land so our profits are not completely dependent on just one transaction.  We are more likely to make the ultimate buyer a better deal than if you were to go to a land broker or buy from the MLS.

The vacant properties we purchase usually do not have utilities. They’re perfect for a solar or wind-powered “green getaway.” And if the property is in an established community we will indicate where the electricity or water sources are to the property.

A landowner may own the rights to everything on the surface, but not the rights to underground resources such as oil, gas, and minerals. In the United States, landowners possess both surface and mineral rights unless they choose to sell the mineral rights to someone else.

Most unrestricted land does not have any restrictions on livestock, but you should absolutely verify this before purchasing land if that is your intention.  We do have communities where they allow chickens, but no pigs or swine (for example).

We use a title company for many of our transactions. It will depend on the property.

Each property is unique. Some require 4-wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.

No, you do not need a licensed real estate agent to buy land or real estate.

You should do what you feel you need to do to make this an investment that you feel good about. We typically use a title company that has its own licensed real estate attorney to validate the transaction.
